Getting Around
Extensive Trail System
RoseArts Row will serve as the District’s main road, improving connectivity across the community. With up to 12,500 linear feet of trails and pathways, navigating the community becomes a true pleasure. The community design integrates bike paths and stations, electric charging ports, scooter stations, and Beep stations.
Three different styles of complete street systems flow throughout the district and are designed to maximize pedestrian cyclist experiences.
Accessible & Connected
Safe and Eco-friendly
The Beep Holon, the world's first eco-friendly autonomous mover, is set to be the next-generation transportation for the District, promoting connectivity and integration. It enhances safety through state-of-the-art detection systems, optimizes land use, and revolutionizes convenience and accessibility.
Oportunity Sculpts the Future
Qualified Opportunity Zone
The RoseArts District is situated within one of the 12 Opportunity Zones in the City of Orlando. As a designated Opportunity Zone, it presents the opportunity for substantial tax incentives, including the deferral of existing capital gains obligations and the exemption of capital gains tax within the Qualified Opportunity Zone. The tax analysis is subject to meeting specified deferral criteria and should be confirmed with a tax adviser.
Live Local Act
Historic Measures to Boost Affordable Housing
The Live Local Act, or SB 102, is a comprehensive Florida statewide strategy aimed at increasing affordable housing for the local workforce. This legislation provides historic funding for workforce housing initiatives, introducing various programs and incentives to realign the state's housing strategy in ways that make housing more attainable. Notable incentives include tax credits, exemptions, density bonuses, and flexible land use options.
Leveraging all density bonuses granted by the legislature, the Rose Arts District allows for a potential increase in residential units to 25,680.
